When The Dough Show team came to Concept Design Build with a vision for a Middle Eastern dining experience in Dr. Phillips, Orlando, they had found the perfect location — a former bank shell in one of the area’s most active retail corridors. What they needed was a team that could take that empty space and turn it into a fully operational restaurant, from permits to punch list.

The Challenge
Converting a former bank into a full-service restaurant is not a simple build-out. The space required a complete transformation — new MEP systems designed and installed from scratch, commercial kitchen infrastructure, front-of-house layout, storefront improvements, custom finishes, and all the coordination with the Authority Having Jurisdiction (AHJ) to get permits approved and inspections passed on schedule.
Every decision — from the kitchen exhaust layout to the electrical panel sizing — had to be made with both the design vision and construction reality in mind. That’s where the design-build model pays off.

Concept Design Build handled every phase of this project under one roof. The design team shaped the guest experience from the moment customers walk through the door. The construction team executed the build on a tight schedule, managing every trade — demolition, framing, MEP rough-in, drywall, tile, millwork, and finishes.

The Result
3,400 SF. Complete tenant improvement. The Dough Show is now open in Dr. Phillips, serving the community with an authentic Middle Eastern dining experience.
